Plumbing services for Tumalo and Eagle Crest homes
Tumalo is not Bend, and its plumbing is not Bend's plumbing. Most homes here are on private wells and septic rather than city water and sewer, and many rely on a sewage ejector pump to move waste uphill to the tank. Lots are bigger, so supply lines run longer and are more exposed to freezing. Many houses have irrigation tie-ins, hydrants, and outbuildings with their own plumbing. We have been working on Tumalo and Eagle Crest properties for two decades, and our plumbers know what to look for.
Septic-side plumbing and drain problems. A backup in a Tumalo home is often not the septic tank's fault; it is a clog or a broken pipe between the house and the tank, or a failed ejector pump. Every one of our vans carries a sewer camera, so we can find out exactly where the problem is before anyone starts digging or calls for a pump-out. One Tumalo customer called us because the ADU on their property would not drain while the main house was fine. Nobody knew where the ADU's line tied in. We found an access point that had never been documented, cleared the blockage, and used the camera to show them exactly what had caused it, all in one visit.
We also inspect septic tanks, replace broken baffles on concrete tanks, clean and maintain distribution boxes, and can often rejuvenate a leach field that has stopped draining using our HydroScrub high-pressure jetter. We do not pump septic tanks, and tank replacement is something we evaluate case by case. If the camera shows a broken line, our trenchless sewer repair options avoid tearing up the yard.
Eagle Crest and shared septic systems. Along Cline Falls Highway on the west side of Eagle Crest, there are groups of four, five, or six homes that stair-step down a slope and gravity-drain into a single shared septic tank. Many are vacation homes, so owners come and go. When an obstruction forms at the tank's inlet baffle, the homes highest on the slope are the first to notice a backup, but the homes at the bottom take the sewage, and if those owners are away, the damage can be catastrophic before anyone knows. We have seen this more than once. Our standing recommendation for every home on a shared system except the highest one is a backwater valve, so a problem downhill cannot turn your house into the septic tank. We install and service them.
Well and water pressure problems. If your pressure drops when the irrigation kicks on, or fixtures are scaling up faster than they should, the answer is usually in the pressure tank, the pressure-reducing valve, or the water itself. We service everything from the pressure tank into the house, including pressure-reducing valves, water softeners, and filtration. On every water heater call in Tumalo we check incoming pressure, because a well pump running high will shorten a heater's life and can void its warranty. We do not service the pump down in the well; a licensed well contractor handles that, and we will tell you when that is what you need.
Frozen pipes. Tumalo gets colder than Bend, and long supply runs through crawl spaces, pump houses, and unheated garages are where lines freeze. A frozen line cannot be properly repaired until it thaws, because there is rarely only one break. Once it does, we shut the water off, find every leak, and repair them. When the damage is extensive, we price a repipe alongside the repairs so you can compare. Afterward we can insulate the exposed runs; see pipe insulation.
Water heaters, including propane. Our larger service vans carry a 50-gallon gas and a 50-gallon electric Bradford White water heater at all times, so most Tumalo replacements happen the same day or night. Many homes out here run on propane rather than natural gas; a propane water heater is simply a gas heater with a different fuel type, and we repair and replace them routinely, confirming the integrity of the gas flex connector on every visit. Repairs most often come down to a thermocouple or an element and generally run $375 to $650. Every repair and installation carries a one-year warranty. Emergency plumbing. After 4 p.m. on weekdays and all weekend, our office phones roll to a 24-hour answering service that texts the on-call plumber directly. That plumber calls you back, not a call center, and gives you a realistic arrival window. Flat-rate pricing is the same day or night. See emergency service.
